Very nice but changing

My wife and I moved to Cody from the Midwest many years ago. I don’t know how recent your information is but some of your statements don’t ring true in 2023. 1st, the population is increasing and is now well over 10,000. #2 There has been a massive influx of people moving here from mostly CA but also NY, OR & WA. They’ve sold their houses in those states for 1 or $2 M and are cash buyers here. The result is that a VERY modest 3 BR house w/garage & yard is $400K and rising. Natives of Cody are seeing their kids & grandkids moving elsewhere as they can’t afford Cody anymore. Developers are buying up small ranches and turning them into fancy subdivisions. There’s a billboard near our airport that proclaims “Don’t California Our Cody”. Basically that expresses the sentiment of many of us that the influx of wealthy new residents, many with political views very different from the natives, threatens to adversely change a wonderful Western way of life. To most of Wyoming the town of Jackson, WY (“Jackson Hole”) is the poster child of the worst that could happen in a small mountain town. In Jackson and Teton County the billionaires have pushed out the millionaires and established a very progressive, exclusive enclave of über rich, often PT residents, that have made Jackson THE wealthiest community in the US. There is no middle class there. Teachers, tradespeople and of course service/tourist industry folks must live elsewhere, including Idaho, and commute. So, the “Jacksonization” effect is a very real danger throughout the mountain West as people flee LA, San Francisco, Portland, etc.

#3 Wyoming is the least populated state in US. That means small cities, small towns, often long distances between. No big box stores, no Home Depot, Costco, etc. That means groceries, building supplies, etc. tend to be more expensive locally. New home construction and remodeling is quite a bit higher than elsewhere. That said, we love the open spaces, Mountain View’s and the decency and traditional values of the native Wyoming people. Winters can be harsh, mainly due to consistent high winds. We’ve lost a few neighbors to “wind fatigue” and they had to move. So, overall I say: Cody’s growing quickly, it’s actually more expensive all the way around by all your measures (reasonable rental housing nonexistent) so brace yourself if your coming. If you are coming from CA, don’t tell anybody that🤠
